We prioritize A+ locations in key Dutch cities supported by robust demographic trends and superior connectivity—including proximity to intercity rail stations, universities, hospitals, high-speed digital infrastructure, and other vital urban anchors that drive occupier demand and ensure long-term asset resilience.

ESG and sustainability are core to CK Capital Partners’ value-add approach since inception. This commitment informs our investment decisions, risk management, and day-to-day investment management and operational practices across the firm, with a clear focus on supporting the transition to a net zero world through measurable reductions in CO₂ emissions.

Commitment to Sustainability

ESG is fully embedded into our investment management style and strategy. Aligned with the UN Global Compact and the UN Sustainable Development Goals, we focus on energy transition, regulatory compliance, transparency, and active tenant engagement. Among other tools, CRREM transition pathways are applied to systematically monitor climate-related risks and stranding risks, with the objective of achieving sustainable and optimal value creation.

GRESB Recognition and Reporting

In 2025, CK Capital Partners achieved a 4-star GRESB rating, ranking 7th among European value-add office managers and formally recognised as the only value-add office fund in the Netherlands.

ESG Policies

The CK Capital Value Fund is classified as an Article 8 fund under SFDR, promoting environmental and social characteristics through robust ESG policies and measurable sustainability targets. The portfolio is also assessed in accordance with the EU Taxonomy providing transparency with regard to environmental performance and sustainable classification.

Environmental Initiatives

Our objective is to achieve energy label A across a minimum of 80% of our portfolios. This is supported by targeted asset repositioning, BREEAM certifications, and ongoing CO₂ reduction initiatives, whereby progress is assessed against relevant regulations and transaction standards.

In addition, CK Capital Partners is accelerating its decarbonisation strategy through targeted investments in renewable energy. In 2025, 1,350 solar panels were installed on the roof of one of our office buildings in the eastern part of the Netherlands, marking a further significant step in enhancing the sustainability of the portfolio.

First Closing Completed

Following a successful first closing, the CK Capital Value Fund is advancing toward what is expected to be its final fundraising phase. The investment period commenced in the second half of 2025, with capital already being deployed in line with the fund’s strategy, reflecting a disciplined, infrastructure-driven approach to capital allocation and asset selection.

The CK Capital Value Fund (SFDR Article 8) is a value-add office real estate fund focused on key infrastructure locations in the Netherlands. The fund targets prominent office buildings within strategic cities, repositioning them into future-proof, energy-efficient and fully leased assets, supported by a comprehensive range of on-site amenities.

Investment Style

Building on CK Capital Partners’ proven brown-to-green strategy and established strong environmental and financial track record, the fund creates value through targeted, ESG-driven capital expenditure, active hands-on asset management, and lease optimisation. This approach aims to deliver attractive risk-adjusted returns alongside measurable sustainability outcomes, with a focus on upgrading building systems, improving energy performance, and enhancing long-term operational resilience and tenant social wellbeing. Supported by modest leverage and an average holding period of approximately three years.
